What is months of supply in real estate?

Months of supply is how long the homes for sale now would last at the current sales pace if no new listings came on. Divide active listings by homes sold per month. A common rule of thumb reads under about five months as leaning to sellers and over six or seven as leaning to buyers.

How it works

If a county has 1,000 homes for sale and sells 200 a month, it has five months of supply. More supply means buyers have more choice and more room to negotiate.

Redfin publishes months of supply by county and by home type each month. Small groups, like condos in a small county, can swing a lot from month to month because a few sales change the math.

What to watch

  • Compare to the same month a year ago. Supply rises and falls with the seasons.

  • Look at single-family homes and condos separately. They often lean different ways in the same county.
