What is the list-to-sale ratio?
The list-to-sale ratio, also called sale-to-list, compares a home's final sale price with its list price. A ratio of 100% means homes sell at asking; above 100% means buyers bid up; below means sellers take less. Averaged across an area, it shows how much negotiating room buyers have.

How it works
A home listed at $400,000 that sells for $388,000 has a 97% ratio. Redfin publishes the average for each county every month.
Because it uses the last list price, a home that had price cuts can still show a high ratio. Look at price cuts alongside it.
